British Land’s £33m transport commitments remain on track

Surrey Quays station’s improvements are on target for 2026 completion

British Land’s £33m investment in local transport infrastructure is well underway, ensuring that the Canada Water development remains well-connected and accessible. This commitment includes a £13m contribution recently paid to Transport for London (TfL) to enhance Surrey Quays station, where work is already in progress to deliver a spacious new ticket hall, longer platforms, a new entrance to ease congestion, and step-free access for the first time – opening in 2026. Importantly TfL have also confirmed an increase in the frequency of Windrush Line trains from 16 to 18 trains per hour.

Additional transport improvements funded by British Land’s contribution will include two new bus routes with space for an extra 6,600 passengers, plus pedestrian and cycle routes. 4.1km of new walkways and cycle paths across Canada Water, along with 10,000 bike spaces and three Santander cycle hire stations, will make active commuting easier, bringing wellbeing benefits as well as easing traffic congestion.

To support the next phase of the development, we submitted a Section 73 application in February 2025. This ensures the project remains compliant with the latest building safety regulations while continuing to deliver benefits for local people within the current economic climate.

With more workspace and employment opportunities coming to Canada Water, the way people use Canada Water Station will naturally shift, helping to rebalance peak-time congestion and improve overall transport capacity. To support this, we will make a £2.6m financial contribution towards Canada Water Station for extra staffing and internal improvements to create more space. Extra staffing will be brought in progressively over time as the development is built out. These changes ensure that the station and surrounding transport networks will provide an efficient service for people both living and working in the area.

In the longer term, improvements such as the Bakerloo Line extension, which British Land are supporting through Community Infrastructure Levy (CIL) funding, will support the growth of the community and keep it well connected to the rest of London and beyond.
