By integrating industry-leading design and construction methods, sustainability-first biodiversity, and community involvement, we are creating a climate-ready, inclusive environment that prioritises green spaces, biodiversity, and the wellbeing of everyone who lives, works, and visits here.

Our spaces are recognised among the best in the industry for sustainability. All 300,000 sq ft of workspaces under construction are designed to achieve Outstanding BREEAM and WELL workspace ratings.

Sustainable travel
We’re investing in local transport. Enhancing public transport and a strong focus on pedestrian and cycle-friendly routes.
The area features 4.1 kilometres of new walkways and cycle paths, 10,000 bike spaces, and three Santander cycle hire stations, making it easier than ever to get around sustainably.
We work hard to make sure Canada Water runs smoothly and sustainably.
Lowering emissions
Canada Water has lower emissions. By prioritising sustainable transport, efficient building systems, and responsible construction, we’re actively lowering our carbon footprint and supporting a cleaner, healthier London.
More renewable
All Canada Water’s new buildings are fully electric and powered by certified renewable sources. Innovative solutions, such as heat-sharing between workplaces and homes further enhance the area’s energy efficiency.

From low carbon buildings to nature friendly landscaping – sustainability is integrated across every aspect of Canada Water.

Energy efficiency
Canada Water is energy efficient. Using advanced design and smart technologies, Canada Water is minimising energy consumption beyond industry targets.
The Dock Shed uses 26% less energy than the UKGBC 2025 target, and Three Deal Porters is 14% more efficient.

Low emissions
Our decarbonisation pathways identify how we can reduce and remove reliance on fossil fuels.
The Dock Shed achieves a 44% lower embodied carbon than the World Business Council for Sustainable Development benchmark, and 32% lower at Three Deal Porters.

Renewables
A focus on renewable energy ensures ongoing progress to reduce reliance on fossil fuels.
100% of the energy we buy for Broadgate customers comes from certified renewable sources.We have over 6,500 sq ft of solar panels generate 65 MWh of electricity annually, and 11 air source and 3 water source heat pumps provide low-carbon heating.

Circular economy
We embrace circular economy principles by promoting reuse, recycling, and responsible sourcing across Canada Water.
No waste from the development goes to landfill – with 97% of waste reused or recycled in 2025.

Nature
We are delivering significant environmental and biodiversity gains through innovative green spaces and sustainable design.
67% environmental net gain, with green spaces providing natural cooling, improved air quality, and rainfall absorption.
29% biodiversity net gain across the masterplan, with focal sources due to new living roofs and planting of a variety of urban trees.
